Celina, Texas – Once characterized by its bucolic landscape and tight-knit community, Celina is undergoing a transformative housing boom, replacing its serene farmlands with bustling suburban neighborhoods. Longtime resident Suzanne D'Amico recalls a time nearly 30 years ago when she moved from Dallas to Celina, only to find a single grocery store and longhorn cattle roaming the expanses. Today, her once-remote town is the fastest-growing city in America, a testament to the sweeping changes redefining rural communities nationwide.

In recent years, the population in Celina has surged dramatically. Census data reveal the city's population swelled by 27% in 2023 alone, ballooning from about 7,000 residents a decade ago to over 43,000. The town projects its population will surpass 100,000 by 2029, thanks to more than 200 new families moving in each week. Fueled by soaring house prices in nearby Dallas, the influx has transformed Celina into a haven for those seeking suburban living without the city's premium costs.

Mayor Ryan Tubbs attributes the migration to affordability, with many newcomers hailing from pricier Dallas areas and even states like California. Housing costs in Celina remain comparatively lower, with homebuilder Bryan Swindell noting that properties in the vicinity range between $400,000 to $500,000, significantly less than similar homes closer to downtown Dallas. The invasion of big box retailers, such as Walmart and Costco, further underscores the town's rapid urbanization.

While some residents welcome the expansion and the amenities it brings, others lament the loss of Celina's small-town charm and community cohesion. LaCinda Russell, whose family has deep roots in the area, expresses concern over escalating land prices, which have surged by more than 50% in five years. This price hike has made homeownership unattainable for some and has led to a decline in local businesses and cultural touchstones.

The rapid development has also put pressure on local agriculture, a core economic activity in Collin County. The area lost 115,000 acres of farmland between 2012 and 2022, severely threatening its agricultural viability. Rancher Kelcey Kasper voices fears about the sustainability of farming as land values continue to rise, turning agricultural plots into suburban developments.

Newcomers like Jasmine Hughes, however, find opportunity amidst the change. Seeking an affordable life for her and her six children, Hughes moved to Celina from Dallas and now enjoys a larger home and better amenities for a slightly higher rent. The additional commercial establishments and community facilities have opened doors for her professional ventures.

The city's exponential growth presents logistical challenges for local authorities, who are planning $757 million in infrastructure projects, including schools, parks, and water facilities, to support the burgeoning population. The school district's expansion plans highlight the urgency of accommodating the increasing number of families settling in the town.

Religious and cultural shifts accompany Celina's population boom, posing potential social tensions. Local pastor Matt Thigpen acknowledges the community’s concerns about preserving its Christian values while integrating diverse newcomers.
