In a recent auction hosted by Sotheby's Concierge Auctions, the luxurious Nestucca Sea Ranch, perched on 25 acres overlooking Oregon's picturesque coast, fetched an impressive sale price of $3.08 million. The secluded property, located at 41900 Horizon View Ave. in the unincorporated community of Cloverdale, captivated potential buyers with its breathtaking views of the Pacific Ocean, Nestucca River, and bay.

The iconic coastal estate was marketed as an oasis by broker Brian Ladd of Cascade Hasson Sotheby's International Realty, who collaborated with the auction company for the sale. According to Ladd, interested bidders were particularly drawn to the property's exceptional location, scenic surroundings, and abundant outdoor entertainment opportunities.

The closing price of $3.08 million includes the premium fee, which typically ranges from 6% to 12% of the purchase price. Additionally, transfer fees will be covered by the buyer, while the seller is responsible for the title search, title insurance, and broker commissions.

Luxury properties often face challenges in valuation and sale, which drives some owners to seek the assistance of auction companies after conventional listings fail to secure a buyer. Recent research conducted by Concierge Auctions revealed that high-end properties in the top U.S. luxury markets are experiencing a 10% decline in sale prices compared to previous years, with many lingering on the MLS (multiple listing service) market for a year or longer.

Concierge Auctions takes a unique approach by selling properties in their current condition, without any contingencies. The entire auction process, from marketing to final bid, is completed within a swift 60 days. The company asserts that auctions generate heightened interest and competition within a limited time frame, much like the bidding process for prestigious artwork, wine, and automobiles.

Headquartered in New York, Concierge Auctions caters to both local and global audiences, utilizing its extensive network to reach potential buyers across the world. Upcoming auctions include a grand beachfront mansion in Malibu, California, listed for an impressive $42 million with no minimum starting bid. In addition, a 19th-century Italian villa located on the enchanting Lake Maggiore is set to go under the hammer, starting at approximately $2.3 million, despite being listed at $5.3 million.

Notably, Nestucca Sea Ranch was auctioned without a minimum starting bid, and the auction process saw an opening day bid of $2.5 million. The bidding window closed on May 16, culminating in a signed sales contract. While the identity of the new owner remains undisclosed, they can look forward to the joys of coastal living, including fishing for wild salmon and steelhead, as well as crabbing along the pristine shore.

This is not the first time the coveted property has been offered through Concierge Auctions. The most recent owner acquired the estate as the highest bidder during a Sotheby's auction back in 2014.

Sotheby's Concierge Auctions has previously facilitated successful sales, including the Blackberry Castle estate in Northwest Portland and actor Patrick Duffy's Rogue River property located in southern Oregon's Eagle Point. The 6.4-acre gated Blackberry Castle estate, initially listed for $7,175,000 in 2015, found a buyer via Concierge Auctions in 2023 at a discounted price of $2 million. Similarly, the vast Duffy Ranch spanning 329 acres, previously listed at $10,995,000, garnered a substantial bid of $5.75 million, totaling $6.44 million when factoring in the 12% premium fee.

With the final auction price of $3.08 million for Nestucca Sea Ranch, it is evident that buyers continue to be enticed by the allure of luxurious properties offering unparalleled coastal vistas.
